Before making an offer on a house, it's best to get pre-approved to show sellers your offer is serious and that a lender already approved you for enough money to purchase the home.
Create a list of what you want in your new home. Include must haves as well as what you would like to have but aren't deal breakers.
Along with providing you all listings from the MLS including private listings that are not available to the public, you may want to drive around neighborhoods that interest you to get a feel of the area. When reviewing listings, keep an open mind as a home may catch your eye even though it doesn't meet all your priorities.
Similar to an appraisal, I will comprise a price analysis of the home you would like to make an offer on to determine current market value taking into account supply and demand.
We will decide an offer price based on the Comparative Market Analysis along with Earnest money amount and the Pro-rated taxes percent. We will decide to make requests or not after the home inspection. And we will choose a closing date that can be adjusted by your real estate lawyer.

Most lenders require both homeowner's insurance and title insurance. Three days before closing, lenders provide you with a Closing Disclosure itemizing all costs at closing. And then before closing, you would do a final walk through to check the condition of the home.
